Reasons to Look at Homes for Sale Near Bozeman, MT

May 20, 2021

There’s no doubt about it; Bozeman is a wonderful place to live. There’s a reason that it’s constantly listed on the “Top Places to Live” blogs. Bozeman is surrounded by beauty and mountains, there’s plenty to do, the schools have a great reputation, and it’s a town that manages to grow year after year while still holding onto its roots as a community where people look out for one another.

That being said, it’s also no secret that it can be difficult and expensive to find a house for sale in Bozeman itself. The good news is that there are a number of great communities within commuting distance that are well worth looking into, such as Gallatin Gateway, Belgrade, Livingston, Three Forks, and Manhattan. Here are a few reasons to look at homes for sale near Bozeman, MT when you’re working with your Montana mortgage company.

The Prices Are Lower

The housing market in Bozeman is extremely competitive for buying and renting. In fact, the vacancy rate for renting in Bozeman is effectively at 0%, and has been for some time. The number of homes on the market is low, while the demand is high (and growing fast). In comparison, the median price of a single-family home in Livingston was, on average, 37% less expensive than a single-family home in Bozeman as of January 1st, 2021.

The numbers look similar for Belgrade and Livingston, and in Gallatin Gateway single-family homes were 79% less expensive than those in Bozeman as of January 1st. The comparatively low house prices are one of the biggest reasons why it’s well worth looking at homes for sale near Bozeman, MT, as well as looking at those in Bozeman itself.

They’re Still Small Towns

Bozeman is growing fast, and it’s turning into a bigger city each day. The areas around Bozeman, however, still have that small Montana town feel. Living in those communities, you get to know the familiar faces and you still have the neighborhood feel that lots of people are looking for when buying a new home. For example, Livingston has its own distinctive vibe, it’s only a 30 minute drive from Bozman, and it has a population of under 8,000. Livingston is a town in its own right, with a great mix of cowboy roots and history, and modern, eclectic flair. It has a vibrant community, a number of locally-owned restaurants and businesses, and it proudly holds onto its small town roots.

Trails and Access to Things to do Outdoors

The areas around Bozeman have close, easy access to a huge amount of outdoor activities. For example:

  • Belgrade is on the doorstep of the Bridger mountains and hiking trails like Sypes Canyon, and residents have quick access to fantastic fishing on the East Gallatin, the Missouri, and the Madison river.
  • Gallatin Gateway sits on the mouth of the Gallatin Canyon and is a stone’s throw away from a huge number of trails, as well as having the Gallatin River winding through it for immediate fishing access.
  • Three Forks sits at the headwaters of the Missouri River (the longest river in North America). It has fantastic access to fishing, floating, and hiking trails.
  • Manhattan is five minutes away from the Gallatin River and has access to blue-ribbon trout fishing, rafting, and camping.
  • Livingston has the Absaroka mountains as a backdrop and the Yellowstone river running through the edge of town, as well as being on the outskirts of Paradise Valley and Yellowstone National Park for even more access to outdoor adventures and activities.

If you love spending time outdoors, it can be well worth looking at homes for sale near Bozeman, MT as well as those in Bozeman itself when you’re looking for a new place to call home.
